Why covers fail here
The market is not the Town of Haymarket alone. It is the western Prince William cluster — ZIP 20169 plus Gainesville 20155 and Bristow 20136 — where finished basements, HOA curb standards, and a wet clay yard meet a cheap lid.
- Leaves Dominion Valley, Brookside, and the older streets off Linton Hall have mature trees. An open well becomes a leaf bin every October. The well drain clogs, and water sits at the basement sill.
- Freeze and ice A cover that ponds water turns into a skating rink. A grate that is bolted shut, or a lid welded by ice, is useless as an escape opening after a freeze-thaw week.
- HOA curb Gated and design-guideline neighborhoods notice a yellowed Amazon dome sitting proud of the well. Low-profile, custom-fit covers are the ones that look like they belong next to a Toll or Pulte elevation.
- Kids and pets An open well is a hole in the side yard. A cover still has to open from the inside. Strength and egress are the same product, not two different jobs.
- Builder lids New colonials along the Gainesville–Haymarket–Bristow corridor often ship with a grate or a thin plastic cover. Those were never the finished product — especially on a custom or Boman Kemp / Wellcraft well.
What you can request
The installer fabricates to the well, not to a catalog SKU. Typical requests from this corridor:
Low-profile
Sits closer to grade so the lid does not announce itself from the sidewalk or the gatehouse drive.
Egress-release
Opens from the inside without a key, tool, or special knowledge — the Virginia / IRC R310 rule on covers over escape wells.
Metal
Steel or other metal when the well needs the extra load or the existing unit is a grate you want replaced, not painted.
A brand-new well (cutting the wall, setting a Wellcraft or similar, tying in a drain) is a different job from a cover-only replacement. We still refer it. We do not dig it, and we do not pull the permit.
How a quote works

- We log the request. That is the whole job on this end. Nobody dispatches from this page.
- A licensed installer calls you to schedule a measure at the house, then fabricates and installs the cover.
We do not send a crew. If someone at the door says they are “the website,” ask for the installer you were told to expect.

Egress, in one paragraph
Prince William County’s basement-finish handout follows IRC R310: sleeping rooms and new basements need an emergency escape opening, and a below-grade sill needs an area well with a drain. A cover, grille, or screen over that well has to keep the required net clear opening and be releasable or removable from the inside without a key, tool, special knowledge, or extra force. A lid you unscrew from the yard, or one that ices shut, is the wrong product. This is not legal advice — the county and the building official have the last word. Read the egress notes.
Towns and HOAs
Finished and walk-up basements show up constantly in Dominion Valley listing copy. Heathcote Village (Del Webb) is still selling in 20169; some villa plans include a basement. Carter’s Mill, Regency at Dominion Valley, Brookside, Piedmont, and the Virginia Gateway edge are the same western-PWC housing stock — HOA design rules, kids, dogs, and leaves.
A walk-out door solves one opening. Interior bedrooms and the non-walk-out sides of a colonial still need a well and a cover that can be opened from inside.

Questions we actually get
Are you the installer?
No. This is a local information and referral site. A licensed Northern Virginia contractor measures, fabricates, and installs. We do not hold a Virginia contractor license and we do not send a crew.
Will a 40×18 cover from a warehouse site fit?
Usually not. Builder wells here are often custom, bowed, or a Boman Kemp / Wellcraft shape. A stock rectangle leaves gaps or sits on the flange. Measure first — or send photos and let the installer measure. How to measure.
Do you pull permits or talk to the HOA?
No. Cover-only swaps are often a different conversation than cutting a new well. Town of Haymarket work can still need town zoning approval before a county permit. Your HOA may want a picture of the lid. The installer can tell you what they handle; we do not file for you.
What about snow load and kids?
Ask the installer for the load they will stamp on that cover. Distributed adult weight is the usual sales point; an ice sheet on top of leaves is the local failure mode. The cover still has to release from inside. Child-safe notes and leaves and snow.
The grate is original to the house. Can it just be replaced?
Often yes — cover only, measured to the existing well. If the well is rusted through, out of square, or was never drained, that is a well job, not a lid job. When to replace.
